BRRRR loans: the refinance decides how much cash comes back.

A BRRRR loan is usually two loans: a short-term rehab loan to buy and renovate, then a 30-year DSCR refinance sized on what the property is worth after the work and on its DSCR (debt service coverage ratio) — the monthly rent divided by the new monthly payment. The refinance decides how much of your cash comes back, and seasoning rules decide when.

How it works

How BRRRR financing works: two loans, and the second one sets your return.

BRRRR method financing is usually two loans. A short-term rehab loan buys the property and pays for the renovation: interest-only, up to 95% of cost and 100% of the rehab budget, with rehab money released in draws as work is inspected. Once the work is done and a tenant is in, a 30-year DSCR cash-out refinance pays it off. That refinance is sized on the new appraisal, not on what you paid, commonly at 75% of after-repair value, so each dollar of value the rehab adds is borrowable at about 75 cents.

The refinance has to pass a rent test as well as an appraisal. The DSCR lender divides the rent by the new PITIA — principal, interest, property taxes, insurance and HOA dues. A ratio of 1.00 is break-even on paper, with rent equal to the payment; 1.25 means the rent runs 25% above it. Many lenders want 1.00, some accept 0.75–0.80, and Roc and Civic publish 1.05. On the example's $1,935 payment, that takes $1,935 of rent at 1.00, $2,032 at 1.05 and $2,419 at 1.25.

The gap between the two loans is where the rules bite. Lenders that refinance their own rehab loans often waive seasoning. Outside DSCR lenders typically want 90 days of ownership before they lend on appraised value; before that, one caps the loan at 80% of total cost basis. Bought with cash? Some rehab lenders offer a delayed purchase refinance within 6 months to return it, and a few non-QM DSCR lenders advertise no seasoning at all. Conventional loans fit badly: Fannie Mae’s delayed financing exception requires a purchase with no mortgage and caps the loan at your documented purchase investment, and a Fannie cash-out can only pay off a first mortgage that is at least 12 months old.

A single-close fix to rent loan puts both loans into one closing: one title company, two sets of loan documents, and a rental loan that takes over once the rehab is finished. The deal must pass both the rehab and the rental program’s standards on day one, and you give up shopping the refinance. Two-loan programs at the same lender sit in between. Published incentives for staying in-house include a 0.5% rate discount and up to 50% off origination fees; one lender adds a point to the rehab payoff if you refinance elsewhere.

When the appraisal comes in short, switch the refinance type. Several DSCR lenders publish 80% LTV on a rate-and-term refinance against 75% on a cash-out. On the example, a 75% cash-out covers the $202,500 rehab payoff and 3% costs only if the house appraises at about $278,400 or more; an 80% rate-and-term loan covers them down to about $261,000, at a 1.32 DSCR on the smaller loan. You get little or nothing back — at Easy Street, more than $2,000 makes it a cash-out — but you exit the rehab loan’s interest once seasoning is met.

Count backward from the rehab loan’s maturity. LendingOne’s fix-to-rent loan matures at 9 months; Lima One’s rehab terms run 13, 19 or 24 months, and Kiavi’s 12, 18 or 24. The example’s 6-month rehab plus 2–5 weeks to appraise and close the refinance takes a little over 7 months, which leaves under 2 months of slack on a 9-month term for permits, tenant turnover or a slow lease-up.

Cash left in = cash in − (new DSCR loan − rehab payoff − refinance costs)
  • Low appraisal: at 75% loan-to-value with 3% costs, every $10,000 the appraisal misses cuts about $7,275 from cash back. On the example below, a value under about $278,400 won’t even cover the rehab payoff and refinance costs.
  • DSCR under 1.00: rent counts at the lower of the lease and the appraiser’s market rent. If the rent schedule on the example says $1,900, the DSCR drops to 0.98, under the 1.00 floor many lenders set.
  • No tenant yet: Roc and Civic count a vacant unit at 90% of market rent — $2,160 on the example, a 1.12 DSCR instead of 1.24. Sign the lease before the refinance appraisal.
  • Rehab overruns: the rehab loan funds the budget you closed with. A $15,000 overrun paid from your pocket raises the example’s cash left in from $26,368 to $41,368, and the appraisal won’t rise to match unless the extra work adds value.
  • Delay and seasoning: each month the refinance slips costs about $2,170 here, $1,772 of interest on the full $202,500 plus $400 of taxes and insurance. Refinance with an outside lender inside 3 months and an 80% cap on a $225,000 cost basis (purchase plus rehab) is $180,000, short of the payoff.
  • Lender DSCR isn’t cash flow: 1.24 clears the 0.75–1.05 minimums lenders publish, but set aside 5% vacancy, 8% repairs and 8% management and the example runs about −$39 a month. It breaks even at about $2,449 of rent, or at a refinance rate near 7.0%.

Refinance at 7.25% over 30 years with 3% costs. Interest assumes rehab funds are drawn evenly, so half the rehab balance is outstanding on average. The $202,500 rehab loan is 67.5% of ARV, inside the 70–80% caps rehab lenders publish. Matches the BRRRR calculator’s defaults. Illustrative only — not a rate quote.

Who it's for

Built for investors who want their cash back to buy the next one.

Capital recyclersThe refinance returns part or all of your down payment and rehab cash, so one pool of money can fund the next purchase.
Cash buyersBought at auction or off-market with cash? A delayed purchase refinance within 6 months can put a rehab loan on it and return your money.
Flippers who’d rather holdSame rehab loan, different exit. Lenders that keep the refinance in-house waive seasoning and discount fees.
Self-employed investorsThe refinance qualifies on the rent, not your tax returns, so write-offs don’t shrink the loan.
Small-multifamily buyersDuplexes to fourplexes qualify on the combined rent of every unit. Lima One’s single-close Fix2Rent covers rentals of up to four doors.
Requirements

BRRRR loan requirements, loan by loan.

You qualify twice: once for the rehab loan, once for the refinance. Ranges below come from lender program pages as of October 2026.

Property
1–4 unit residential investment property that neither you nor your family will live in. Single-close fix-to-rent programs cover single-family homes up to four units.
Rehab-loan credit
600–660 minimum on fix-and-flip programs.
Refinance credit
620–680 minimum for the DSCR loan; 700–740+ earns the highest leverage.
Rehab-loan leverage
Up to 95% of cost and 100% of the rehab budget, capped at 70–80% of ARV. Terms run from 9 months at one fix-to-rent program to 13–24 months at another.
Experience
Often none for the rehab loan; one lender wants one exit in the last 36 months, and experience tiers move leverage and rate. The DSCR refinance usually needs none.
Draws
Line-item rehab budget; funds release after inspection, in 24–48 hours at lenders that publish it. Interest runs only on drawn funds.
Seasoning
Waived when the rehab lender also refinances. Otherwise 90 days is typical; under 3 months, one lender caps the loan at 80% of total cost basis.
Refinance leverage
About 75% of the appraised value on a cash-out; up to 80% on a rate-and-term refinance at many lenders.
DSCR at refinance
1.00 at many lenders, 0.75–0.80 at some. Qualifying rent is the lower of the lease and market rent; vacant units may count at 90% of market rent.
Borrower and vesting
LendingOne’s fix-to-rent allows ownership through LLCs and trusts; Lima One, Roc and Civic require an entity on their rental loans. Buy in the entity that will hold the rental, so both loans close in the same name.
Loan size
Rehab loans from about $50K to $5M; DSCR refinances from about $70K to $4.5M.
Costs

BRRRR loan costs: you pay for two loans, so price them together.

Ranges below are as lenders published them in September–October 2026, plus medians from 2025 HMDA data. Rates depend on credit, leverage, experience and the deal.

Rehab-loan rate
The 2025 median on short-term investor loans was 10%; non-bank lenders’ median was 10.45%, with the middle half between 9.75% and 11%. Advertised floors start at 7.75%–9.24%.
Rehab-loan points
0–2 points, plus a document fee at some lenders.
DSCR refinance rate
About 6.875%–7.375% on lenders’ published 30-year pricing for top-tier files in October 2026, the lowest rate with 1.75 points. The 2025 median investor rate was 7.375%.
DSCR tier pricing
The ratio moves price as well as approval. On one wholesale DSCR rate sheet dated October 23, 2026, 1.25 or better earned 0.25 points at 70–80% LTV and 0.75–1.00 cost 0.875 points at 70–75% — $563 and $1,969 on a $225,000 refinance. The example’s $2,400 rent is $19 short of the 1.25 tier.
Refinance closing costs
Appraisal, title and lender fees on the second closing; one lender offers a free appraisal with its refinance. The example assumes 3% of the new loan.
In-house incentives
A 0.5% rate discount and up to 50% off origination fees when the rehab lender also refinances. LendingOne adds 1 point to its fix-to-rent payoff if you refinance elsewhere — $2,025 on the example’s $202,500 rehab loan.
Prepayment penalty
A 5-4-3-2-1 step-down is the default on the DSCR loan, which matters if you plan to refinance again or sell within five years.
Timeline
About 1–3 weeks to close the rehab loan and 2–5 weeks for the DSCR refinance.

Two-loan BRRRR vs. single-close fix-to-rent

From application to closing

Four steps from purchase to refinance.

  1. 01Underwrite the refinance firstBefore you offer, test 75% of a conservative ARV against the rehab payoff and costs, and market rent against the new PITIA. Our BRRRR calculator runs both.
  2. 02Get your terms fastTell us it's a BRRRR. A loan specialist sets up the rehab loan and the DSCR refinance together — including seasoning — before you close.
  3. 03Rehab and leaseDraws release as inspected work is completed. Sign a lease at market rent before the refinance appraisal.
  4. 04RefinanceThe new appraisal sets the loan. The DSCR loan pays off the rehab loan, and what’s left after costs comes back to you.

Common BRRRR loan questions

What is a BRRRR loan?

Financing for buy, rehab, rent, refinance, repeat. It is usually two loans: a short-term, interest-only rehab loan that covers most of the purchase and the full renovation budget, then a 30-year DSCR cash-out refinance sized on the after-repair appraisal and the rent. Some lenders package both into a single-close fix-to-rent loan.

Can you get one loan for the whole BRRRR?

Yes. A single-close fix-to-rent loan closes the rehab loan and the rental loan together, and the rental loan takes over after the rehab, so there is no second application or seasoning wait. The deal must meet both programs’ standards at the start, and you can’t shop the long-term loan. One lender says the combined closing adds 1–2 business days.

What DSCR do you need to refinance a BRRRR property?

Usually 1.00: the rent must at least equal the new payment of principal, interest, taxes, insurance and HOA dues. At 1.25 the rent is 25% more than the payment. Some lenders accept 0.75–0.80, and Roc and Civic publish 1.05. On a $1,935 payment, 1.00 takes $1,935 of rent and 1.25 takes $2,419. Rent counts at the lower of your lease and the appraiser’s market rent.

What credit score do you need for a BRRRR loan?

Two scores matter, because you qualify twice. Published fix-and-flip minimums for the rehab loan run 600–660, and DSCR refinance minimums run 620–680, with the highest leverage at 700–740 and above. A score that clears the rehab lender but not the refinance lender leaves you holding a short-term loan, so check the refinance minimum before you buy.

How long do you have to wait to refinance a BRRRR property?

It depends on who refinances. Lenders that refinance their own rehab loans often waive seasoning. Outside DSCR lenders commonly want 90 days of ownership before they lend on the appraised value; earlier, one caps the loan at 80% of total cost basis. A few non-QM lenders advertise no seasoning. Ask before you close the rehab loan, not after.

Can you BRRRR with a hard money loan?

Yes. The rehab loan in most BRRRR deals is a hard money or fix-and-flip loan: short-term, interest-only and sized on cost and after-repair value. The 2025 median rate on short-term investor loans was 10%, so every month before the refinance is expensive. Confirm the DSCR lender’s seasoning rule before you close, because a 90-day wait or a cost-basis cap can leave you on the hard money loan longer.

What is delayed financing on an investment property?

A cash-out refinance shortly after an all-cash purchase. Some rehab lenders offer a delayed purchase refinance within 6 months of buying to return your cash. Fannie Mae’s version also has a 6-month window, but only if no mortgage financed the purchase, and the loan is capped at your documented purchase investment plus closing costs. It won’t return rehab money or lend on the new value.

How much cash can you take out in a BRRRR refinance?

Most DSCR lenders cap a cash-out at about 75% of the appraised value, a few at 80%, and the rehab payoff and closing costs come out of that. Rate-and-term refinances can reach 80% but return little cash; at one lender, more than $2,000 back makes it a cash-out. The rent must also cover the new payment at the lender’s DSCR minimum, which can shrink the loan.

Should a BRRRR refinance be cash-out or rate-and-term?

Cash-out if the appraisal supports it, rate-and-term if it doesn’t. A cash-out returns money but usually tops out at 75% of value. A rate-and-term refinance pays off the rehab loan and costs with little or nothing back, but several lenders allow 80%. On a $202,500 rehab payoff with 3% costs, that lowers the appraisal you need from about $278,400 to about $261,000.

What happens if the appraisal comes in low on a BRRRR refinance?

The loan shrinks with it. At 75% loan-to-value with 3% costs, each $10,000 the appraisal misses cuts about $7,275 from your cash back. On our example deal, a value under about $278,400 won’t cover the rehab payoff and refinance costs, so you would bring cash to closing, or keep paying rehab-loan interest while you wait to try again.

Do you need a tenant before a BRRRR refinance?

Not always, but a lease helps the numbers. Lenders count the lower of the lease and the appraiser’s market rent, and Roc and Civic count a vacant unit at 90% of market rent. On a $2,400 market rent and a $1,935 payment, a signed lease gives a 1.24 DSCR; vacant, the house qualifies on $2,160 and 1.12. Sign the lease before the refinance appraisal if you can.

How long is the rehab loan in a BRRRR?

At the lenders we checked, published terms run from 9 to 24 months. LendingOne’s fix-to-rent loan matures at 9 months; Lima One’s rehab loans run 13, 19 or 24 months, and Kiavi’s 12, 18 or 24. Add up the rehab, the lease-up and 2–5 weeks for the refinance, then check the total against the maturity date with room to spare for permits and turnover.

Can you BRRRR with no money left in the deal?

Only if you buy deep enough. With a 75% refinance and 3% costs, the new loan nets 72.75% of the appraised value, so your total outlay — purchase, rehab, loan costs and carry — has to be at or under 72.75% of ARV. Our example deal is at 81.5%, which is why $26,368 stays in. Getting all of it back would take an appraisal of about $336,200.

Does BRRRR still cash flow at 2026 rates?

It can, but the margin is thin. On a $225,000 DSCR loan at 7.25%, a $2,400 rent clears a 1.00 minimum at 1.24, yet runs about $39 a month negative after setting aside 21% of rent for vacancy, repairs and management. It breaks even at about $2,449 of rent or a rate near 7.0%. The median 2025 rate on 30-year investor loans was 7.375%.

Can you BRRRR a duplex or fourplex?

Yes. Rehab and DSCR lenders finance 1–4 unit investment properties, and Lima One’s single-close Fix2Rent covers rentals of up to four doors. At the refinance, the rent from every unit counts toward one DSCR. Some lenders give 2–4 units less leverage on the refinance — Defy’s cash-out cap is 75% for 2–4 units and 80% for a single-family home — which lowers the cash that comes back.

Can I use a BRRRR loan on a house I'll live in?

No. Rehab loans and DSCR loans are business-purpose loans for investment property that neither you nor your family will live in. If you plan to move in, including living in one unit of a duplex, you need a residential purchase or renovation mortgage instead.
